A worn garage weather seal can turn a small gap into a daily headache. Rain blows onto the floor, leaves collect in the corners, bugs find their way inside, and cold or hot air puts extra strain on the rooms next to the garage. Knowing how to replace garage weather seal helps you protect the space without replacing an otherwise good door.
The first job is figuring out which seal has failed. The flexible rubber strip attached to the bottom of the door is different from the vinyl trim around the sides and top. Some homes also have a threshold seal attached to the concrete. Each one closes a different gap, and replacing the wrong part will not solve the problem.
Check Which Garage Door Seal Needs Replacing
Start with the door fully closed during daylight. Look from inside the garage for lines of light around the bottom, side edges, and header. Then inspect the material itself. A seal that is cracked, flattened, brittle, torn, loose, or permanently bent has usually reached the end of its useful life.
The bottom seal, sometimes called a bottom astragal, is the most common replacement. It is held in a metal or plastic retainer along the bottom edge of the door. When it wears down, water, dirt, and pests can pass under the door.
Side and top weatherstripping is commonly installed as vinyl stop molding. It attaches to the garage door frame and lightly contacts the face of the closed door. If it has pulled away from the jamb, split in the sun, or become too stiff to flex, it can leave noticeable gaps.
A threshold seal sits on the garage floor just inside or outside the door’s closing line. It is especially helpful when the concrete is uneven, the driveway slopes toward the garage, or a small bottom gap remains even after installing a new bottom seal. It should support the door seal, not make the door work harder to close.
Measure Before You Buy a Replacement Seal
Do not rely on a quick visual estimate. Measure the width of the garage door and add a few inches so you can trim the seal cleanly after installation. For a double door, that usually means buying a seal long enough for the entire opening rather than trying to join short pieces.
For a bottom seal, measure the width of the old seal and inspect the retainer. Bottom seals come in different shapes, including T-style, bulb, bead, and U-shaped designs. The right replacement must fit the existing track or retainer. A seal that is too wide, too narrow, or the wrong profile may slide out, bunch up, or fail to touch the floor.
If the retainer is bent, cracked, rusted through, or packed with corrosion, replacing only the rubber may be a temporary fix. A new retainer and seal can be the better choice. This is one of those situations where a little more work up front prevents another repair in a few months.
For side and top seals, measure each piece separately. The top header and side jambs may not be perfectly square, especially in an older home. Buy enough material to extend slightly past the measured length, then trim it on site.
Tools You Will Need
Most straightforward seal replacements require basic hand tools. Gather these before starting so the door is not left partly disassembled:
- Tape measure and marker
- Utility knife or heavy-duty scissors
- Drill or screwdriver with the proper bit
- Pliers and a small flat screwdriver
- Mild cleaner, rag, and broom
- Replacement seal and the correct fasteners, if needed
For a threshold seal, you will also need the adhesive recommended for that product and a caulk gun. Check the temperature and cure-time instructions before beginning. Adhesive often performs poorly on cold, damp, dusty, or oily concrete.
How to Replace Garage Weather Seal on the Bottom
Open the garage door fully and disconnect the opener if you need to work near the bottom edge for an extended time. Keep the door securely open. Do not loosen garage door cables, bottom brackets, springs, or other counterbalance hardware. Those parts carry serious tension and are not part of a normal weather seal replacement.
Pull the old bottom seal from one end of the retainer. If it is stuck, use pliers carefully, but avoid crushing the retainer channel. Remove any remaining pieces, dirt, or old debris from the track. A clean retainer makes the new seal much easier to install.
Cut the new seal a few inches longer than the door. If the material is stiff from storage, lay it in the sun for a short time or warm it gently indoors so it becomes more flexible. Never use an open flame or excessive heat.
Feed the new seal into the retainer from one end. Depending on the design, it may slide through a pair of channels or snap into place. Work slowly and keep the seal straight. Pulling too hard can stretch it, which may cause it to shrink back and leave a gap later.
Once the seal reaches the other side, center it so equal amounts extend past both ends. Trim the excess with a sharp utility knife. Close the door and inspect the contact along the floor. The rubber should compress slightly, not fold over or drag heavily.
If the seal catches while sliding into the retainer, a small amount of soapy water can help. Avoid petroleum-based lubricants, which can damage certain rubber and vinyl materials or collect grit.
Replacing Side and Top Garage Door Weatherstripping
Side and top weatherstripping is usually easier to replace with the door closed. Remove the old nails or screws, then pull away the damaged trim. Scrape off loose caulk, sweep the frame clean, and look for soft wood, loose trim, or damaged jamb material before installing anything new.
Hold the new stop molding against the frame with the flexible flap resting lightly against the garage door. The flap should touch the door without being crushed tightly against it. Too loose, and wind-driven rain can enter. Too tight, and the door may rub, squeak, or bind during operation.
Install the top piece first, then the side pieces. Use the correct fasteners for wood, vinyl, or masonry framing. Check the fit as you go instead of fastening an entire length and hoping it lines up at the end. A garage door moves with vibration, so secure, evenly spaced fasteners matter.
After installation, run the door through a full open-and-close cycle. Watch for rubbing, dragging, or a door that reverses before it closes. Modern openers have safety settings that may react if a seal is adjusted too aggressively against the door.
When a Threshold Seal Makes Sense
A threshold seal is not necessary for every garage, but it can be a practical answer for uneven concrete. Before gluing one down, place it in position and close the door manually. Make sure the door can close evenly over it without excessive force.
Clean the concrete thoroughly and let it dry. Dry-fit the threshold, mark its location, apply adhesive as directed, and press it firmly into place. Keep vehicles off the area until the adhesive has cured. Rushing this step is the main reason threshold seals pull loose.
Remember that a threshold can block shallow water and small debris, but it cannot correct a major drainage problem. If water regularly flows toward the garage during heavy Atlanta storms, the driveway grading, gutter discharge, or drainage path may need attention as well.
Test the Seal and Watch for Bigger Door Problems
When the replacement is complete, check the door from both inside and outside. Look for even contact, especially at the bottom corners. A folded seal, a crooked door, or a damaged track can leave gaps that new weatherstripping cannot fix.
If one side of the door sits higher than the other, the rollers bind, the door is unusually noisy, or the door will not close squarely, stop there. The issue may involve cables, tracks, springs, or door alignment. Forcing the door or adjusting tension hardware can create a safety risk and make a simple repair more expensive.
